The construction management delivery method offers the project owner efficient management of the project’s schedule, cost, quality, safety, scope, and function. The CM Role

The CM acts as an advocate to protect the owner’s best interests while maintaining direct oversight over the entire project. Consequently, the Construction Managers work with the various contractors, trades, and suppliers. Because of this oversight, it is easier to assure the project adheres to the schedule, budget and the owner’s requirements. This team makes the decisions to develop the schedule and budget and establishes plans for project safety and security to help mitigate risk. Generally, the CM provides the owner with a Guaranteed Maximum Price (GMP) contract.

When Construction Managers oversee the preconstruction process it is with the focus to improve estimate accuracy, productivity checks, cost evaluations, and clarification of specifications. This process allows the early identification and correction to reduce the frequency and impact of change orders. The CM creates bid packages to lower costs.

The CM maintains budget control throughout the project with total transparency through an “Open Book” process. In order to adhere to project requirements, the Construction Manager establishes a core communication system and holds weekly meetings to maximize work flow and control costs. The CM ensures document control and maintains accuracy. Also, the Construction Manager monitors trades to assure schedule compliance.
